The main role of a letting agent is to manage properties for private landlords. Responsibilities range from sourcing tenants and collecting rent, to full responsibility and management.

FEES TO TENANTS FROM 1ST JUNE 2019
Holding Deposit – Equivalent of one week's rent is payable to secure a property this will be refunded against the first month’s rent unless the tenant fails to reference due to misleading information or aborts the let in which case this will be retained. In the event that the landlord withdraws from the initial let this will be returned to you.
Security Deposit – Maximum amount of the equivalent of 5 weeks' rent.
THROUGHOUT YOUR TENANCY THE FOLLOWING CHARGES MAY APPLY
- Rent arrears For the first 5 days of rent arrears and first chaser email or letter – FREE
- For the next 6-10 days of rent arrears and second chaser email or letter – £36
- For the next 10 – 15 days of arrears and third chaser email or letter – a further £36
- For every chaser thereafter (every three days) a further £24 will apply
- Lost Keys Keys will be charged at a cost of £25 per key
- Security keys will cost an additional amount as supplied by the patent holder
- Replacement fobs or communal entrance keys will be at the cost of the block management agent
- Changes of names on contracts £66 per name change
- Additional tenants will have to pass the referencing process.
- Early termination of agreement Early termination will only be agreed upon with the landlord’s consent, the rent is liable up until the day a new tenant occupies the property.
- 75% of the monthly rental price subject fee of £540 including VAT
- Repeat hard copies £66.00 per item
CLIENT MONEY PROTECTION
Client Money Protection for MK Estates is provided by Propertymark.
The scheme accounting rules, as well as our conduct and membership rules, can be found in the Propertymark Conduct and Membership Rules.
TERMS AND CONDITIONS
Deposit – Your deposit will be protected by The Deposit Protection Service. You will be advised of your reference number and confirmation of registration within 14 days of the tenancy start date.
Inventory – Upon moving into the property you will be given an Inventory Report. We would advise that you look through this document thoroughly, make any necessary changes and submit it to us within 7 days. If you don’t return the inventory with any amendments within the 7 days specified, it will be taken that you agree to the full content of the Inventory.
Utilities – You are responsible for the full payment of all utilities associated with the property unless otherwise stated, and it is the responsibility of tenants to ensure you read the meters and inform the utility companies of your occupancy.
Insurance – You are advised to insure all your own possessions with contents insurance, prior to commencement of the tenancy. You will not be able to make claims against the landlord's insurance for damaged, or stolen items.
Please Note:
In order to proceed with a tenancy application you will need to provide photographic identification for ALL parties over the age of 18 who will be residing in the property. In order to satisfy the referencing you will need to provide proof of residency at the current address, this can be a utility bill/council tax bill from within the last 3 months, proof of income in the form of employer confirmation or bank statements/payslips, and a previous landlord reference. You will also need to be earning 30x the monthly rent per annum to pass the affordability.
All of our referencing and signing is online. In order to do this we will need an email address for each applicant.
We only accept payment via Bank Transfer or Cash.
